A binding agreement between us

These terms and conditions form an agreement between you and Lark Cypress Yugen Kaisha when you use this website or enter into a service arrangement with us. Please read them carefully.

User obligations

  3. Do not attempt to disrupt or misuse the website's functionality
  4. Communicate any building access restrictions clearly before a scheduled visit

Liability and warranties

  1. Services are performed with reasonable care in line with the scope agreed in advance
  2. We are not liable for issues arising from inaccurate information provided about a site
  3. Our liability, where it applies, is limited to the value of the affected service period
  4. Force majeure events beyond our reasonable control may affect scheduled visits

Legal information

  1. These terms are governed by the laws of Japan
  2. Disputes will first be addressed through direct discussion between the parties
  3. If a section of these terms is found unenforceable, the remainder continues to apply
  4. These terms may be updated from time to time; continued use implies acceptance of changes

Enquiries and quotes

An enquiry sent through this site is not an order. After reading it we usually ask for the floor area, the building's access hours and a floor plan if you have one, and then suggest a pattern of visits. The prices on the offers page — ¥16,800 per week for nightly attendance, ¥7,400 per week for the reception reset and ¥26,000 per floor treatment session — are starting points for a typical layout. A written quote confirms the actual price before any work begins.

The first site visit

For most offices we walk the space once before starting, outside your busy hours, with whoever manages the building. The visit is free and does not commit you to anything. Please make sure someone who knows the building's rules — waste separation, lift use, alarm times — can be there.

What we ask of you

Tell us about anything that affects safety: leaks, fragile equipment, restricted rooms or building works. Put sensitive documents and valuables away before a visit. If access cards or codes change, let us know before the next scheduled evening so the team is not left outside the door.

What you can expect from us

We send the same team each visit wherever possible, bring our own equipment and detergents unless you ask for particular products, and follow your building's waste separation rules. If anything is damaged during a visit, it is written up in the attendance record that same evening.

Damage and liability

Our liability for damage caused by our staff is limited to repairing or replacing the item concerned, and in any case to the fees paid for the month in which it happened, unless the damage results from gross negligence or intent. We are not responsible for losses caused by incorrect access information or by items left on surfaces we were asked to clean.

Complaints and ending a contract

If a visit falls short, tell us within seven days with the date and the area concerned; we return to put it right at no charge. Recurring services can be ended with one month's written notice, and a booked floor treatment can be moved free of charge up to three working days before the date.

Equipment and products

We bring vacuums, mops, cloths and detergents suited to the surfaces in your office. If you prefer particular products — fragrance-free detergents, or products already approved by your building — tell us before the first visit and we will use them, supplied either by you or by us at cost. We do not use your equipment unless you ask us to.

Staff changes

We aim to keep the same team on your site, but illness and holidays happen. When a substitute attends, the team leader briefs them on your access sheet and checklist beforehand, and the attendance record notes the change so you always know who was in the building.

Offices outside our usual area

Our teams work mainly in Shibuya-ku and neighbouring wards. For offices further away we can still quote, but travel time may be added to the price or the visit pattern adjusted, and we will say so in the quote rather than after the first invoice.

Governing law

These terms are governed by Japanese law. If a disagreement cannot be settled by discussion, the Tokyo District Court is the court of first instance.

How these terms fit with a contract

These terms cover enquiries, quotes and the first site visit. Once you accept a quote, the signed service agreement and its checklist govern the regular visits, and take precedence over this page where the two differ.
